Even there are many ways to get to Thai CC Tower but as you know Sathorn road is quite busy, especially in the evening time because this is the main road to go to Thonburi Zone. To avoid the bad traffic, you have to get out of the building earlier or late evening.
For the room interior, after contract signed, the landlord will remake the floor, ceiling and clean the air-con before you moving in. Due to the control room is next to the window so it make the window area get smaller and the ceiling high is only 2.4 meter so it make the room darker and feel uncomfortable but you can set the proper lighting to make it brighter and clearer.
About Air-Condition, it is guaranteed by the landlord in the first 3 months, after that the tenant have to take care by themselves or the building will charge 10 b./sqm for taking care the air-con by the building.
